Top Five Designer Tips that get homes SOLD!

In home sales, we only get one chance to make a good first impression. Whether online or in person, what the potential buyer sees FIRST means the difference of staying and wanting to see more, or turning on their heel (or clicking the mouse ) and saying goodbye!

TIP #1  WELCOME! The porch and front door area need to shout: “We care about our home!”  A scrubbed porch, including all paint, trim and a freshly painted or washed front door, makes the buyer feel welcome and that the home is well cared for. A nice pot of flowers adds a touch of nature.

TIP #2  IT’S ALL IN THE AIR. This means creating a clean, fresh  pleasant scent the moment the buyer walks in; not a sweet ‘potpourri smell’, save that for Thanksgiving at Grandmas. We mean, eliminate all pet and cooking odors prior to going on the market. And no options here, CLEAN THOSE CARPETS, and steam clean hard surfaces.

TIP #3  LESS IS MORE! This means declutter, declutter, declutter. Buyers want to see open  unfussy spaces. Savvy sellers create this look by paring down. Think two family photos on the mantle, not ten.  And bigger is better. One or two large coffee table books crush a collection of figurines every time.  And while it is ok to show  the personality of the owners,  keep personal items to a minimum, i.e. eliminate the family history gallery that spans the whole hallway.  Lastly,  furniture needs to be artfully placed to showcase the room, and let the buyer see how THEIR THINGS WILL LOOK. The professional designer can take your pieces and EDIT out what distracts, then place what remains to maximize the desired effect.

TIP #4  SPOTLESS, FUNCTIONAL  KITCHEN AND BATHS! These areas must not just look clean, but feel squeaky-clean to the senses of sight, and yes again, smell.  Faucets need to gleam (replace an ugly old one).   Tile and grout need to sparkle. It is easy to replace old ugly grout, and wow what a difference a little tube can make!

TIP #5  “BACK” FOR MORE. The backyard or patio is often the last stop on a home tour.  If the seller is not a ‘yard’ person, this space is often blah at best, and neglected at worst. BUT, it leaves a lasting impression on the buyer.  Hire a landscaper to do  a yard ‘refresher’:  trim all shrubs and trees, add a few flats of color, then: mulch, mulch  mulch! Nothing says  ”We care about our ENTIRE home”, more than a freshly tended  yard. Oh, and in sunny So Cal, it  literally can PAY to  showcase a dining/lounging area. The buyers may sit right down to write their offer!
